Monday, December 14th, 2009

I have aplly for a loan modification two month ago and the company "Hope Now Modification loan " on the last two days is close when you call and the automated system are unavailabale to directory or extension.How real is this I payed a lots of money and I can’t get in touch with nobody from that company.. Sounds like a scam… they used the familiar "Hope Now" name and made you think that they are actually associated with the new program. (which by the way would have to be done thru your original lender…)

Loss Mitigation; Is it legal to charge upfront fees to assist homeowners negotiate a loan modification?

Monday, December 14th, 2009

I am a Realtor and was wondering if it is legal to assist people obtain a Forberance Agreement, Loan Modification, Partial Claim…in order to avoid a Foreclosure and get paid upfront fees for doing so?….The fees are reembursed if nothing gets approved…would these services be legal? I appreciate any feedback…Thanks.

If you are not an attorney licensed to practice law you really do not have anything to offer that would be of any value.

If you are really serious about helping people I recommend that you go to law school, pass the bar and become an attorney.

Then you will have something of value to offer.

is my credit score a factor when applying for loan modification?

Thursday, December 10th, 2009

I’ve never ever missed a mortgage payment, but I don’t think I’ll be able to pay in a few months time so I’m thinking of doing loan modification. I’ve had credit card problems in the past though, so my credit score pretty much sucks. Is this going to affect my application for a loan modification?

Thanks.

Of course it will Mortgage modification is the same as refinancing. All the requirements of credit worthiness are considered

Do I have to go with the loan modification offer I got from my mortgage company?

Thursday, December 10th, 2009

We received an Act 91 and have applied for a HEMAP loan which we got a few years ago when we were in trouble because my husband became disabled. We asked the mortgage company for the modification but we don’t like what we got as an offer from them? I would rather go with the HEMAP loan? Any suggestions?
Can I go with the HEMAP loan even if the mortgage company offers a modification? There is no interest on the HEMAP loan?

If you are interested in loan modifications you can consult counselors approved by the U.S. Dept. of Housing and Urban Development (HUD). These is a non-profit organization that offers financial counseling for free. They will help you to take the best decision.

My home value has decreased is there a loan modification to adjust my payments to reflect market value?

Thursday, December 10th, 2009

I have found loan modification that will lower my interest rate, but I’d like the amount of my loan lowered or forgiven. If there are program that does this?

The bad news is not everyone can qualify for a mortgage loan modification. Loan modifications are designed to help homeowners who can still afford to pay a slightly modified mortgage. It is not supposed resolve all troubled mortgages.

A good place to start is the website the Federal Government set up to educate homeowners about the loan modification process. See www.makinghomesaffordable.gov.
Basically there are 5 requirements to qualify for a loan modification. They are:

1. The home needs to be the homeowner’s primary residence;
2. The mortgage must be less than $729,750;
3. The homeowner is having trouble making their existing mortgage payment;
4. The mortgage was established before January 1, 2009; and
5. The homeowner payment on their first mortgage (including principal, interest, taxes, insurance and homeowner’s association dues) is more than 31% of their current gross income.

Homeowners don’t need to pay a company to obtain a loan modification. However, sometimes it can be better to have someone, such as a lawyer or credit counselor, negotiate on your behalf. A good strategy is to talk to as many experts as you can prior to contacting your bank. Many of these services will give you a free consultation.

A good site I used to begin the education process can be found at http://www.credit-hub.net/loan-modification where I entered some details about my current mortgage and the company got back to me multiple loan modification proposals.

Because of the recent foreclosure crisis, new credit standards for first-time home buyers (any home buyer really) have been put into place. Depending on which side of the fence you’re on, it’s either a good thing, or a hindrance to buying a home.

This article will discuss FICO scores and mortgage qualifications. Following is a look back at what FICO scores used to have to be to qualify for a mortgage, and what they need to be now.

First-Time Home Buyer Mortgage Qualifications: A Look Back at Old FICO Standards

On a recent news cast, the newscaster blared from the television that some credit card companies were considering making 740 the FICO score you had to have to qualify for a credit card.

In the past, if you were dead or alive, you could get a credit card. Family pets have been known to receive credit cards in the mail as well. Really, there have been instances of dead people and pets being issued credit cards. This is how free willing credit card companies were when extending credit. Now, Bill Gates might have a problem qualifying for one.

So, what does this have to do with getting a mortgage?fha home loansfirst time home buyer loansfirst time home buyer mortgagemortgage loans bad credit
